What Is a Patio Door?
A patio door is a large glass door that leads to a backyard, terrace, or balcony. Most commonly, these are sliding-style units with one fixed panel and one that glides open. Some homes feature French-style swinging patio doors, but regardless of configuration, proper installation is absolutely critical. Even a small mistake during setup can lead to drafts, leaks, water damage, or long-term rot — especially in regions with heavy rainfall or harsh winters.
Tools and Materials
Our team uses a 6-foot level, laser tools, and a full range of materials including low-expansion polyurethane foam, backer rod, silicone sealant (such as OSI Quad Max), flashing and sealant tape, metal drip caps, and corrosion-resistant fasteners. We never use general-purpose foam or adhesives, and we follow all manufacturer requirements for exterior-rated sealants and flashing.
Leveling and Placing the Frame
Shims are positioned under the frame, which is then inserted into the opening. We check for level, plumb, and square alignment, and confirm that the diagonals match. The frame is secured through the side flanges or directly into the framing — never through the threshold, which must remain floating to avoid cracking and leaks.
